Dans un avenir proche, les banques vont durcir le ton pour emprunter de l’argent afin de s’acheter un bien immobilier et cela pourrait\u00a0devenir vachement\u00a0plus difficile.<\/p>\n

Selon un projet d’arr\u00eat\u00e9 royal du ministre des finances\u00a0Johan Van Overtveldt (NV-A), les banques pourraient \u00e0 l’avenir ne plus pr\u00eater 100% de la valeur d’un bien immobilier.<\/p>\n

C’est ce que recommande en effet la Banque Nationale de Belgique.<\/p>\n

Johan Van Overtveldt souhaite par cette mesure rendre les banques moins vuln\u00e9rables en \u00e9vitant des risques d’insolvabilit\u00e9 des emprunteurs. Le projet pr\u00e9voit de limiter le cr\u00e9dit accord\u00e9 \u00e0 maximum 80% du prix d’achat du bien, obligeant le futur acqu\u00e9reur \u00e0 fournir 20% du prix en fonds propres \u00ab\u00a0ainsi que les frais corr\u00e9l\u00e9s, comme les frais de notaire, les droits d’enregistrement et les \u00e9ventuels frais li\u00e9s \u00e0 la r\u00e9novation du bien achet\u00e9\u00a0\u00bb (La Libre).<\/p>\n

Dans ce m\u00eame contexte, une entrevue avec les t\u00e9nors du cr\u00e9dit et de l’immobilier de Bruxelles a \u00e9t\u00e9 organis\u00e9e.<\/p>\n

En effet, Mr Orhan Liman, propri\u00e9taire du\u00a0bureau portant le m\u00eame nom, explique en quelques mots les m\u00e9faits de ce projet de loi :<\/p>\n

\"\"\u00ab\u00a0En effet, il s’agit l\u00e0 d’un durcissement des conditions d’octroi d’un cr\u00e9dit hypoth\u00e9caire. Attention, je voudrais rappeler que la tendance \u00e9tait d\u00e9j\u00e0 trac\u00e9e et ces m\u00eames conditions exig\u00e9es par les banques devenaient plus strictes. Malgr\u00e9 toute cette nouvelle architecture, mon bureau fait le n\u00e9cessaire pour trouver une solution adapt\u00e9e \u00e0 chaque profil de clients.\u00a0 Notre profil client\u00e8le s’adresse de mani\u00e8re g\u00e9n\u00e9rale \u00e0 la population immigr\u00e9e qui a besoin de profiter d’un cr\u00e9dit \u00e0 100%. Ainsi,\u00a0une r\u00e9serve de fonds propres est toujours\u00a0disponible pour ex\u00e9cuter les travaux\u00a0dans le bien immeuble acquis. Dans cette perspective, l’abattement jusqu’\u00e0 175.000 \u20ac des droits d’enregistrement \u00e0 Bruxelles \u00e9tait une nouvelle de tr\u00e8s bonne augure mais avec cette nouvelle, tout est malheureusement \u00e0 refaire. <\/em><\/p>\n

Enfin, il faut rappeler que la majorit\u00e9 des clients ne sont pas des mauvais payeurs, il ne s’agit l\u00e0 que d’une minorit\u00e9.<\/em><\/p>\n

Selon Mustafa Taskiran, g\u00e9rant inv\u00e9t\u00e9r\u00e9 de l’agence immobili\u00e8re schaerbeekoise Turyap Immo, nous \u00e9claire concernant la partie vente :<\/p>\n

\u00ab\u00a0Cette nouvelle prend \u00e9videmment un mauvais cap ! Si nous devons \u00eatre amen\u00e9s \u00e0 imposer au client une clause suspensive d’accord bancaire avec autant de conditions restrictives, les biens immobiliers seront beaucoup moins vendus. N’oublions pas que la relance \u00e9conomique de la Belgique est fond\u00e9e sur notamment la vente de la brique. Donc, ce serait un non-sens de promouvoir une relance \u00e9conomique avec ce genre de projet de loi ! \u00ab\u00a0<\/em><\/p>\n
