Le ph\u00e9nom\u00e8ne n\u2019est pas propre \u00e0 Ixelles mais la commune est particuli\u00e8rement concern\u00e9e.<\/p>\n<p>A Ixelles, ce sont pr\u00e8s d\u2019une cinquantaine de maisons unifamiliales qui ont \u00e9t\u00e9 transform\u00e9es en colocation de luxe. Ces habitats group\u00e9s de 8 \u00e0 22 chambres sont meubl\u00e9s et offrent aux locataires des prestations de qualit\u00e9 premium (nettoyage, panier de fruits, salle de sport, salle de cin\u00e9ma). Les loyers oscillent entre 700 et 1100 euros par mois principalement \u00e0 destination d\u2019une jeunesse internationale.<\/p>\n<p>Les quatre principaux acteurs bruxellois Cohabs, Colive, Ikoab ou encore Coloc Housing sont en pleine croissance, il y a quelques semaines Cohabs a annonc\u00e9 avoir lev\u00e9 58 millions d\u2019euros.<\/p>\n<p>A c\u00f4t\u00e9 de l\u2019aspect convivial de la vie en communaut\u00e9, ce genre de logement, appel\u00e9 cohousing ou coliving, transforme profond\u00e9ment l\u2019usage des maisons familiales.<\/p>\n<p>Alert\u00e9 par des riverains, Geoffroy Kensier, chef de groupe Objectif XL, a mis le sujet \u00e0 l\u2019agenda du conseil communal. \u00ab <em>Il s\u2019agit d\u2019un nouveau produit immobilier, les investisseurs ach\u00e8tent, r\u00e9novent et subdivisent en maximum de chambres. Dans la grande majorit\u00e9 des cas, ces transformations ne n\u00e9cessitent pas de permis d\u2019urbanisme et donc la commune n\u2019est pas inform\u00e9e. Du jour au lendemain, vous vous retrouvez avec 20 nouveaux voisins dans des habitations qui n\u2019ont pas \u00e9t\u00e9 construites et isol\u00e9es pour accueillir autant de monde.<\/em> \u00bb<\/p>\n<p>Les investisseurs arrivent parfois \u00e0 acheter deux maisons mitoyennes pour en faire un grand espace et un double jardin.<\/p>\n<p>\u00ab <em>Il faut agir et r\u00e9guler rapidement, nous ne pouvons rester dans une attitude passive.<\/em> \u00bb Pour l\u2019\u00e9lu Geoffroy Kensier, une requalification de l\u2019usage des biens et une taxation sp\u00e9cifique doit \u00eatre envisag\u00e9e. \u00ab <em>Nous demandons \u00e0 la majorit\u00e9 d\u2019encadrer ce nouveau mod\u00e8le \u00e9conomique pour avoir une taxation juste et conforme \u00e0 la r\u00e9alit\u00e9.
